August 18 - August 24

August 18, 2013

Weather: Sunny with temperatures reaching the upper 70's

- Action Roofing planned on returning to the site to remove additional perimeter edge metal over the maintenance wing roof but changed their mind.

August 19, 2013

Weather: Sunny with clear skies with temperatures in the mid 70's

- Action Roofing removed two rows of roofing today over the boiler room/fitness room roof.  Their work included the roof drains and several roof penetrations.

- They discovered what appeared to be a two inch vent pipe in the existing roof but later realized the pipe was terminated just below the roof line.  This was removed and covered prior to reinstalling the new roof products.

- A new triple walled vent pipe to the pool heater will be installed tomorrow by the maintenance department.  A new rubber boot for the pipe was ordered last week in order to properly seal the vent.  Action Roofing agreed to install the boot for the district while completing their installation of new EPDM over the boiler room.

- Action Roofing discovered the old insulation around the existing chimney was extremely saturated.  The maintenance department has had problems with this area for several years due to the original installation of tapered insulation in this location.  Water continuously collected creating small ponds which resulted in walking hazards during the winter months.  Action roofing plans on addressing the problem while installing new tapered insulation.  They feel confident they can redirect the water towards the roof sump to avoid water accumulation.

Weather: Forecast is for rain, temperatures in the mid 70's

- Action Roofing decided to not tear off any EPDM today due to the forecast.  Finish work was conducted on several of the roof penetrations.

August 21, 2013

Weather: Sunny, temperatures in the low 80's

- Action Roofing tore off the remaining section existing roof over the boiler room and fitness room.

- The insulation adjacent to the boiler room chimney was found to be saturated with water.  The existing gypsum deck does not have enough pitch to remove water accumulation from this corner.  Action Roofing will insert additional tapered insulation in this location to increase the water flow.  Also, the roof top stairwell in this location will be moved to prevent the water damming around the wood structure.

- The old boiler room exhaust fan to the steam chase was removed, capped, and new roofing applied in its place.

- Provided a walk through of the roofing project to Wayne Fisher.  I explained the difference between the .060 membrane and the .090 membrane that is being installed under this project.  A detailed explanation of the seams, roof penetration flashing, wood blocking, and additional lap sealant at intersecting seams was elaborated on.  I provided Wayne a preview of the materials utilized on the project, the installation process, and provided a first hand look at the roofers installing the products specified under this project.

August 22, 2013

Weather: Sunny with temperatures in the low 80's.  A hard rain started at approximately, 2:15pm which lasted roughly 15 minutes.

- Action roofing tore off the roof over the kitchen dry storage and restroom area.  The roof drain pan was extended out to absorb all moisture that accumulates on this section of the roof.

- Action Roofing was able to finish their work for the day approximately 15 minutes prior to the hard rain that started at 2:15pm.  The maintenance staff walked the corridors after the rain looking for any potential roof leaks.  There were no leaks found.

August 23, 2013

Weather: sunny, with temperatures in the mid 80's

- Action roofing tore off 16' x 60' of old roofing over the maintenance wing.  There are no roof penetrations in this location which enabled them to complete a large section of roofing fairly quickly.

- Considering this roof has corrugated decking instead of the poured gypsum deck like the remainder of the school, the installation process differs on this location.  The following is the order of installation for this roof: a layer of densdeck, one layer of tapered insulation which is screwed down in place, a second layer of ISO which is adhered in place similar to the other portions of the school, finally a layer of densdeck is installed with adhesive.  Finally, the new .090 membrane is put in place.

- This section of the building was altered under change order 1 since the bid drawings indicated the existing roof was pitched when it was flat corrugated metal.

August 24, 2013

Weather: Sunny with temperatures in the low 80's

- Action Roofing removed another large section of roofing over the maintenance wing.

- This area of the roof will receive new crickets and valleys to assist in diverting the water towards the roof drain which were not in place before.

- During the demolition of the existing roof, Action discovered a large accumulation of water directly over the maintenance shop.  It appears when the original roof was put in place, the new corrugated deck was damaged.  It appears their materials may have been put on the roof with a crane which dimpled the decking due to the weight.  This created a low spot on the roof permitting water to accumulate.  Fortunately there was a layer of plastic in place which held the water from entering the facility.

- Action Roofing inserted pressure treated lumber where the recessed corrugated roof was to absorb the low spot before installing the new roofing materials.  The result of the modification created a high spot which should mot permit water to rest on the roof causing future problems.
